10 years ago, our three founders had a similar vision – to find a better way to buy, finance, renovate, manage and sell undervalued properties.  The idea was to buy a few properties, learn how the contractors and project managers did their job and then do it better ourselves.  After numerous projects (and a few bumps along the way), we felt that we had figured things out and created our own construction company.  Wanting to bring the entire process in-house we obtained our real estate brokerage license and opened up shop.  As our portfolios grew and we perfected managing our own properties, we began to manage properties for outside investors, and our management company was born.  To complete our vision, we’ve now created a lending company that better understands the entire business model and needs of the borrower.  We know what’s important to the wholesaler, the flipper, the renter as we have been there ourselves.  As we continue to work together, we will tailor our financing solutions to meet your needs and provide full access to our expertise.

Traditional Loans

This is our “traditional hard money loan” product most commonly used for flips.
Typical terms and rates are as follows:

  • One year term with a possible 3 month extension
  • Rates ranging from 11-13%
  • 2-4 points

  • 100% financing is possible

  • 65% of the ARV

  • Construction payment draws

  • Quick closes and minimal paperwork.

We require appraisals on all properties used as collateral which typically cost $400 for most single family residence. There are no “junk fees.”

No/Low Doc Loans

This product is primarily used by borrowers with a more complex financial or credit history.  Typical terms and rates are as follows:

  • One year term with a possible 3 month extension
  • Rates 13+%

  • 4+ points
  • Up to 100% financing is possible

  • 65% of the ARV.

  • Construction payment draws

  • Quick closes and minimal paperwork.

We require appraisals on all properties used as collateral which typically cost $400 for most single family residence.  There are no “junk fees”

Rental Loans

This type of bridge loan has typically been used to “season” recently purchased rental properties until more traditional financing can by secured. Typical rates and terms are as follows:

6 month loan with two(2) possible 3 month extensions (1pt per extension)

  • Rates 12-13%

  • 2-3 points

  • 100% financing is possible

  • 65% of the ARV.

  • Small loans (under $50,000) are available.

Our construction services department is one way we differentiate ourselves from any other traditional lender.  Over the years we’ve managed to form a large network of developers, contractors, roofers, painters, electricians, plumbers, etc.  Crowdcopia is affiliated with a construction company, started and owned by the owners of Crowdcopia.  If we can’t help you find someone for a job, then we’ll do it ourselves!  See our services below
